Property management

Commercial Property Management
in the Cayman Islands

Commercial focus. Clear reporting. Practical property expertise.

JEC Property Consultants manages office buildings, retail properties, shopping centres and commercial strata complexes across Grand Cayman. We coordinate tenant relationships, building operations and financial administration to support operational efficiency and long term asset value.

From everyday maintenance to major expenditure, we give owners a clear view of their property and practical recommendations on what needs attention.

Property management with a wider commercial perspective

A building issue is rarely just a maintenance matter. It can affect tenants, operating costs and future expenditure. JEC brings these considerations together, helping owners make decisions with a fuller understanding of their property.

Your dedicated manager is backed by Chartered Surveyors and specialists in quantity surveying, valuation and project management. Whether assessing a repair or considering a refurbishment, you have access to the expertise needed to review scope, cost and timing. Specialist consultancy services are agreed separately where required.

Management built around your asset

  • Lease administration and tenant relations. We act as the central contact for tenants, overseeing lease obligations, key dates and rent review matters within the agreed appointment.
  • Rent collection and arrears oversight. We administer rental collections and monitor outstanding balances, with clear reporting and follow up so owners can direct action where needed.
  • Operating budgets and service charges. We prepare annual operating budgets and service charge reconciliations, monitoring expenditure against budget and the relevant lease arrangements.
  • Building operations and maintenance. We coordinate routine inspections, preventive maintenance and repairs, with attention to building condition and the operational needs of occupiers.
  • Contractors and service agreements. We compare quotations, coordinate service providers and monitor contractor performance, giving owners informed recommendations on proposed expenditure and ongoing service requirements.
  • Insurance and property risk. We coordinate insurance renewals and reinstatement assessments, involving the appropriate specialists when building risks or safety matters require attention.

Understand the numbers behind your property

Quarterly financial reports prepared by specialist Chartered Accountants give owners visibility of income, expenditure, outstanding balances and performance against budget.

Regular accounting controls and monitoring support rent administration, service charge reporting and the management of operating expenditure. Reporting is tailored to the property and the agreed management scope.

Management commentary puts the figures in context, connecting financial performance with maintenance activity, operational priorities and upcoming commitments. You receive information that supports decisions, rather than figures in isolation.

Better visibility for owners. Simpler communication for occupiers.

Our secure management app and online portal provide a central place for property communications, maintenance requests and relevant records. Owners and authorised occupiers receive access appropriate to their role and the agreed management arrangements.

  • Report building issues. Occupiers can submit maintenance requests and receive progress updates.
  • Access property information. Owners can review relevant reports, documents and management communications.
  • Coordinate services. Notices and service updates help occupiers stay informed about activity affecting the building.
  • Maintain a clear history. Recorded requests and communications help the management team track activity and report progress.

The technology supports a responsive management relationship. Your manager remains responsible for coordinating action, communicating priorities and keeping you informed.
