Buyer’s Agent is the term that is typically used to describe a Buyer’s Advisor in the United States and UK. The service provided is independent representation for a buyer, and professional assistance in obtaining the right property at the right, and lowest possible, price.
Buying a property is one of the most important financial decisions we undertake in our lifetime. It can also be a confusing process with hidden dangers if you go in unprepared. We can provide a tailor made range of services to guide you through the process from start to finish.
Buyers Advisory is a relatively young branch of the Real Estate industry, coming about around 20 years ago. There are hundreds of Buyers Agents/Buyers Advisors operating world-wide, but as far as we are aware, JEC are the only firm offering true Buyers Advisory services in the Cayman Islands.
At JEC we have over 35 years of Real Estate experience in the Cayman Islands and most importantly, unlike a traditional Real Estate Agent, we are absolutely independent; we only represent you, the buyer. We do not accept listings, advertise properties for sale or represent sellers at any time.
Our Buyer's Advisors are all Chartered Surveyors and Registered Valuers with the Royal Institution of Chartered Surveyors.

We listen and understand your goals & objectives. Complete a Buyer's Brief, this tells us a bit about your requirements, budget, property specifications, preferred locations and whether you are buying a home or investment property.

2. Discover and Develop Strategy
Whether you’re a seasoned property investor or a first-time buyer, we help you define a strategic approach to achieving your desired outcomes. We meet in person or teleconference or Skype to provide initial advice about locations, property types and strategies to achieve your desired outcomes.

3. Search
We do extensive research, making use of our dedicated property valuation experts and analysts as well as extensive market knowledge (including exclusive access to off-market properties) to create a shortlist of locations and properties that tick all the boxes. We provide regular updates on the progress of your property search.

We identify properties that we feel suit your unique buyers brief. After you provide feedback on the shortlist, we arrange a private inspection for one or several of the properties, at times convenient for you. If you prefer, we will inspect on your behalf and return a report of our findings.

Once you decide on a property, we use local knowledge and our database of comparative sales to provide you with a detailed appraisal report. This is to help you decide how much to offer.

We set an upper price limit with our clients, then negotiate on your behalf. We are able to leverage our market knowledge and negotiation experience to ensure you the best possible price & terms.

We liaise with all parties from exchange of contracts, to settlement. Most of our clients secure a property within 30-50 days of engaging our services. JEC can offer our Buyers Advisory clients exclusive access to discounts on other required services when finalising a purchase such as Conveyancing, Insurance, Contractors, Building and Pest inspections and services through our network of Cayman Islands professionals.
